Job responsibilities
- Accountable for completing the project safely, on time and within budget
- Accountable for stakeholder satisfaction and managing their expectations throughout the project
- Accountable for effective collaboration and communication with and between all stakeholders
- Accountable for project cost control and financial performance
- Manages the project from contract award through to project closure
- Accountable for variation, scope management and claims
- Accountable for creating the project plan and executing it
- Responsible for obtaining stakeholder approvals where required
- Controls material and inventory; carries out claim analysis
- Performs subcontractor qualification, evaluation and selection
- Negotiates subcontractor scope, terms and rates; raises purchase orders and certifies invoices
- Takes care of all administrative activities of the project including project reports
Specific Project Management
- Responsible for the Project Start-Up meeting, ensuring clear handover from the CSE / Solution team
- Coordinates with the CSE Project Engineer throughout the project on technical changes, variation orders and addworks
- Responsible for the project safety plan, quality plan, labour plan and logistics plan
- Responsible for site methodology and execution specific to existing building environments
- Triggers the invoice and collection process on time
- Responsible for monthly project reviews, project audits, handovers and final closure
- Ensures smooth handover of completed project works to the maintenance team
Leadership & People Management
- Plans manpower for the project – headcount and the right competence level
- Secures and retains appropriate talent for project execution
- Leads the multifunctional project team and manages performance
- Communicates project goals, gives feedback on performance and coaches team members
- Identifies and facilitates project-related change management activities
- Creates and maintains safety and security awareness among employees and subcontractors
- Ensures compliance with KONE safety and security policies at all times
Customer & Stakeholder Management
- Acts as the primary point of contact for the customer throughout the project
- Manages customer expectations proactively, ensuring transparency on progress, risks and changes
- Resolves customer concerns and escalates critical issues to management where necessary
- Ensures that deviations from contract and specification requirements are within agreed levels
- Presents timely project reports as determined by the contract or KONE management

Professional Requirements
- Strong knowledge of project management methodologies, tools and financial controls
- Experience managing projects in the similar industry is strongly preferred
- Strong commercial awareness: contract management, variation control, cost-to-complete forecasting
- Good engineering tool skills (MS Project, ERP, SharePoint)
- Excellent stakeholder management and communication skills
- Good virtual collaboration skills for cross-functional team coordination
Entry-Level Requirements
- Minimum Bachelor’s degree in Engineering, Construction Management or a relevant field
- 3–5 years of Project Manager experience or equivalent
- Working level of English
- IT literacy; proficiency in MS Project, ERP, SharePoint
- General project management methodology and tool knowledge
