Key Responsibilities
- Develop comprehensive project execution plans, including detailed Gantt charts for partition walls, MEP, and high-end finishes.
- Coordinate with architects and interior designers to ensure the technical feasibility of the design intent.
- Lead the mobilization of the site, including temporary facilities, logistics, and material storage plans.
- Manage the selection, onboarding, and performance evaluation of specialized subcontractors (e.g., joinery, glazing, lighting, and upholstery).
- Review and approve shop drawings, material samples, and "mock-ups" before full-scale installation begins.
- Oversee the procurement cycle for long-lead items to prevent project delays.
- Conduct regular site inspections to ensure that all interior finishes meet the "Snag-Free" quality benchmark.
- Ensure all MEP systems (HVAC, fire fighting, ELV) are integrated seamlessly with the interior aesthetic without compromising functionality.
- Manage the "Snagging" process and ensure all defects are rectified promptly before the final handover.
- Monitor project expenditures against the approved budget and provide early warnings on potential cost overruns.
- Evaluate and negotiate variation orders (VOs) while maintaining the project’s commercial viability.
- Implement a zero-tolerance policy for safety violations, specifically regarding scaffolding, hot works, and chemical handling during finishing.
- Prepare high-level Weekly and Monthly Progress Reports (WPR/MPR) for executive management and clients.
Required Qualifications
- Education: Bachelor’s degree in Civil Engineering, Architecture, or Interior Design.
- Experience: 5+ years in Fit-out projects (Luxury retail, Grade-A offices, or 5-star hotels).
- Technical Skills: Proficiency in AutoCAD, MS Project, and Excel.
- Competencies: Exceptional attention to detail, strong negotiation skills, and leadership.
