Location: Baku, Marine Plaza
Position Overview
We are seeking a technically skilled Lead Architect with an engineering mindset to support the Tender Team by identifying design gaps, assessing project complexity, and advising on cost-impacting factors. The ideal candidate will have strong architectural and engineering expertise, ensuring technically sound, cost-effective, and well-evaluated tender submissions.
This role involves ad-hoc quantity verification for high-risk items, providing value engineering solutions, and collaborating with Procurement, MEP, and other technical teams to enhance bid strategies.

Key Responsibilities

  • Design & Technical Analysis for Tenders
  • Review tender drawings and specifications to detect design gaps, risks, and cost implications.
  • Assess technical complexity, including structural feasibility, MEP integration, and material efficiency.
  • Highlight high-risk items and suggest alternative solutions to mitigate cost and execution challenges.
  • Ensure compliance with local and international building codes.

Ad-Hoc Quantity Verification & Risk Assessment

  • Verify quantities for risky or unclear items (e.g., unique façades, complex joinery, specialty materials) only when needed.
  • Collaborate with Procurement to ensure material assumptions are technically justified.
  • Analyze BOQs selectively, ensuring alignment with design feasibility.

Cross-Disciplinary Coordination

  • Identify missing scope or ambiguities that may impact cost or execution.
  • Work closely with MEP, Structural, and Civil Engineering teams for seamless design coordination.
  • Support risk assessment, addressing material availability, construction methodologies, and technical challenges.

Value Engineering & Cost Optimization

  • Propose alternative designs, materials, and construction methods to enhance efficiency and reduce costs.
  • Advise on prefabrication opportunities and sustainability considerations.
  • Ensure cost-saving proposals align with project timelines and quality standards.

Stakeholder Engagement

  • Liaise with external consultants, subcontractors, and project teams to clarify design details before bid submission.
  • Participate in pre-bid meetings and site visits, providing expert insights.
  • Present technical findings and recommendations to management and clients.

Qualifications & Experience

  • Bachelor’s and Master’s degree in Architecture, Civil Engineering, or a related field.
  • 7+ years of experience in technical architecture, engineering coordination, and tender evaluation.
  • Proficiency in AutoCAD, Revit, Navisworks, SketchUp, and related tools.
  • Experience in high-end commercial, hospitality, and large-scale residential projects.
  • Familiarity with cost estimation principles and BoQ validation (not a QS role).
  • Preferred certifications: RIBA, NCARB, MRICS, or equivalent.

Skills & Competencies

  • Strong analytical and problem-solving skills with an engineering-oriented approach.
  • Ability to detect design inefficiencies and cost-impacting factors.
  • Effective communication and stakeholder coordination.
  • Fluent in Azerbaijani; Upper-Intermediate English, Turkish, and Russian.
  • Ability to work under pressure and meet strict deadlines.
