About the Role:
We are seeking a visionary and results-driven Sales and Marketing Manager to lead the commercial success of our residential and apartment complex. As a key leader in our construction company, you will be responsible for the end-to-end commercial lifecycle—from crafting high-impact marketing narratives to closing high-value real estate transactions.
The ideal candidate possesses a rare blend of strategic foresight and "boots-on-the-ground" execution, with a proven track record in the premium real estate sector.
Key Responsibilities:
- Architect and execute comprehensive sales and marketing strategies to drive revenue growth and ensure the rapid sell-through of units.
- Lead, mentor, and scale a high-performing sales department, fostering a culture of accountability and excellence.
- Proactively identify and secure new business opportunities, institutional investors, and strategic partnerships.
- Own the entire sales process—from lead generation and nurturing to high-stakes negotiation and the final execution of major contracts.
- Launch and oversee multi-channel marketing campaigns, including digital performance marketing, luxury branding, PR, and exclusive property events.
- Conduct deep-dive analysis of market trends, competitor movements, and buyer behavior to maintain a competitive edge.
- Prepare precise revenue forecasts, manage marketing budgets, and report on KPIs to the executive board.
- Serve as the face of the project at high-level meetings, international property exhibitions, and elite networking platforms.
Required Qualifications:
- Bachelor’s degree in Business Administration, Marketing, or a related field. An MBA or relevant Master's degree is preferred.
- Minimum of 5+ years of leadership experience in Sales & Marketing, specifically within the construction or real estate industry.
- Demonstrated success in closing high-value deals and consistently exceeding aggressive sales targets.
- Ability to think long-term while maintaining a hands-on approach to daily operations.
- Exceptional negotiation, persuasive communication, and interpersonal skills.
- Strong proficiency in CRM systems, data analytics, and modern digital marketing tools.
- Fluency in Azerbaijani and English is essential.
Preferred:
- Experience with large-scale construction or residential projects
- High level of commercial awareness and deep understanding of the real estate investment landscape.
